Also known as an arboricultural survey, this process analyses, assesses and reports issues related to the care, maintenance and management of trees. But what use does a tree survey have, and why should you be aware?

What is a tree survey used for?

Tree surveys enable landowners, or managers, to minimise the risk of damage or injury caused by trees in their care. This survey is an essential component in any system that demonstrates responsible management of trees.

Tree survey analysis is a requirement when obtaining insurance cover and often required for mortgage reports. The information ensures that trees on a property do not pose as a risk to the property itself, its owners/ occupiers, as well as owners/ occupiers of neighbouring land.

Mortgage Purposes

An arboricultural survey may be carried out alongside a bank valuation, as asked by mortgage lenders. The valuation advises the lender of the value of a property, and of any characteristics of the property including significant defects which might affect its value as security for the proposed loan. The survey will determine the longevity of the property and land, ensuring there are no issues/ threats for surrounding trees that can affect the home and its value.

An arborist visits the property and assesses the trees, identifying any possible problems, and can recommend if any tree(s) should be removed if they are likely to cause problems in the future.

Construction Purposes

Individuals planning or considering altering a property/ land that is home to or close to trees, may also find use in a tree survey. The survey concerns mainly large development companies, such as residential developers as well as individual homeowners.

Insurance Purposes

A tree report may be needed as part of a personal injury claim and accident investigation. The reports may be summoned, to assess if the trees were managed in a reasonable way, advising the decision of what grounds to base the case on.

Legal Purposes

In some regions, tree surveys are mandatory. The survey protects trees from accidental felling, and becomes highly important when people have the intent to build on land, near the location of trees that they are looking to cut down.
